What you need to know about Building

Inspection

1. Building Inspection costs will add approximately 10% in fees and

permits to your project

2. Building Inspection requires the home be 100% complete, inside

and out, before you can move in.  You will no longer be able to live

in a home under construction, even if you are building it yourself.

3. Plumbers and electricians not on the RDN “approved” list or

approved by the Inspector, will require an approval from a “certified

electrician” or “certified plumber” before being accepted.  What this

means is fuzzy but it would probably mean a lot of local people

would not be on the RDN list including yourself.  Certainly this

opens the door to favoritism or patronage.  This will also add to

your cost.

4. There may be legal ramification to this as well.  If the plumber or

electrician did a shoddy job, but the Building Inspector approved it,

you may loose your right to recourse against the workman or

company that did the work.

5. Even though the building has been inspected by the RDN, there is

no certification by the RDN that it was done properly or correctly!

So why do we need Building Inspection?   Good Question!

If you make inquires about these comments to an RDN representative,

and get sidelined, ask the person to put in writing the official RDN

response.  Make sure it is clearly stated.   Do not believe off hand

comments.  We have had enough of those!

According to RDN Chief Carol Mason, there will be no referendum

because this is an “expansion” of services in each area.  How did they

do that?  With earlier bylaws requiring new developments to have

building inspection.

Watch out for the new Bowser Plan.  The RDN is working on a handful of

business people to create a sewage plant locally.  Once this “service” is

defined by a bylaw, you can see where they may take it!

Vote NO and sign the petition to demand the Regional District of

Nanaimo table permanently Building Inspection in rural areas.
